Please read these terms & conditions carefully prior to making a booking.

  • All properties are strictly non smoking this includes the gardens. Any cigarette butts or evidence of smoking found at the cottages will result in a loss of your deposit.

  • Minimum 2 night stay required for all bookings.

  • Minimum 3 night stay required during public holidays or special events.

  • A 50% deposit is required to secure the booking with the remainder required a month prior to arrival.

  • A $500 bond or credit card imprint are required as security, this is returned on departure if everything in the cottage has been left in good order.

  • A $120 cleaning fee is applied to all bookings in the larger cottages to cover costs of professional cleaning and laundry.

  • Cancellations 1 month or less prior to the booking are non refundable if dates cannot be re-booked.

  • Deposits are non-refundable but can be rescheduled for alternate dates.

  • If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then the owners will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy.

  • All accommodation must only be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation.

  • We ask all guests to leave the cottage in the same state they find it. Should the cleaners take additional time to clean the cottage, guests will be charged.

  • Guests are asked not to remove make up with the towels as it is very hard to remove these stains. Any towels with make up stains will have to be replaced and charged to the guest.

  • The bbq must be cleaned after use or there is a $25 cleaning fee applied.

  • Well behaved dogs are welcome but are not allowed in the bedrooms or carpeted areas.

  • All pet owners must clean up after there animals and ensure there is no dog mess left in the garden or risk losing their bond.

  • We ask that pets are not left alone inside the cottage at anytime during the stay.

  • Noise must be kept to a minimum when entering or leaving the property. Please bear our neighbours in mind.

  • No parties are allowed at the cottages.

  • No bookings will be accepted by guests who are under the age of 25 unless accompanied by an older adult.

  • Guests must ensure all windows and doors are locked when leaving the property.

  • Guests are responsible for all visitors.

  • Guests must inform the owners of any breakages or damage as soon as possible.

  • The owners take no responsibility for personal property.

  • No high heels on the wooden floors please.

  • Any booking assumes acceptance of these terms and conditions.
